About Us
Tiki Property LLC is a family owned company established in 2017. Anda and Peter have been in real estate both in Australia and USA for over 30 years.
After a few years of being a Colorado Realtor, Anda noticed that there was a need in the rental market for medium term rentals that would fill the gap between hotel stays, Airbnbs and the standard twelve month leases. Some apartment chains leased small furnished apartments available as corporate rentals for travelling professionals on short term assignment. Often they didn’t meet the needs of executives travelling or moving with their whole family.
Thus Tiki Property LLC was born with the intention to provide homes and townhomes where families and individuals could have more room, privacy and amenities than were available in hotels or business corporate rentals. Our properties are in suburban neighborhoods, close to shops, schools, entertainment, parks and walking trails. They are also near major freeways, employers, recreation centers and have easy access to the airport.
We provide modern, fully furnished temporary housing properties in the south metro Denver suburbs of Highlands Ranch, Lone Tree and Castle Rock.

Our leases of 30 days and longer fill the gap between Airbnb and long term leases of 12 months. Which is perfect for:

We can tailor lease clauses to our tenant’s needs, for example, if you are not sure if you will need to extend a lease, we can offer a “first right of refusal” option, or early termination options if your project finished sooner. Also if you are migrating from overseas we do not automatically disqualify you because you do not have a USA credit score. We also have different options if you are moving with pets.
Our homes are fully furnished and equipped with items to make it a home away from home, not a hotel room. Each property has a yard or private patio space as well as being on open space or a park. The furnishings and conveniences include a separate office or work area, TVs, high speed internet connection, full kitchen including large and small kitchen appliances, pots and pans, cooking utensils, baking trays, crockery and cutlery for 8 people, table linens, extensive artwork and décor, two cotton sheet sets for each bed, two sets of cotton towels for each person, vacuum cleaner, brooms, mop, washing machine and dryer in the home, gas BBQ, patio furniture, attached 2 car garage.

Rental Process
Our Rental Process is set out below:
1. Receive enquiry and request name, email and phone number from applicant/Tenant.
2. Email the Application Form with information to be able to run a credit and background check on all occupants 18 years
and older. Also to be able to draft the lease, terms and any special conditions of the Lease based on the answers in the application form.
3. Request the application form is completed by tenant, signed and emailed back to agentanda@agentanda.com together
with copies of the driver’s licenses for the tenants/occupants 18 years and older.
4. Request payment credit/background check fee of $43.00/adult tenant to be paid via Zelle to agentanda@agentanda.com.
5. Once the credit and background checks are received – usually within 48 hours -email the Lease to the prospective tenant.
6. Request the prospective Tenants sign the lease and email it back to agentanda@agentanda.com
7. After receipt of the signed Lease set up the secure electronic Tenant Portal on Rentec Direct which enables Tenants to pay both the security deposit, pet deposit and rent online. Payments can be made by ACH for free and also via credit card with a 3.15% credit card charge.
8. Rentec Direct sends out the encrypted password for your Tenant Portal.
9. Once we have received the signed lease and security deposit you have secured the property for the dates requested. Until then the property is still advertised and available for rent by other prospective tenants.
10. If the lease starts within 30 days of the signed lease then the prorated or total first month’s rent is also payable at the time the security deposit is paid.
11. If it is more than 30 days before the lease starts then the first month’s rent/prorate rent or full rent ( depends on the length of the lease) is due 2 weeks before the lease starts. Any pet deposit is also due on that date.
12. A week before the lease starts we also request a copy of proof of the tenant insurance policy is emailed to agentanda@agentanda.com. ( If you own a home your own homeowner’s insurance policy may cover it with the appropriate addition/ noted interest to the policy). If you would like we can refer you to a local Colorado insurance agent for a policy.
13. After the lease finishes we will return the refundable security and pet deposits less the following items:
a. One time cleaning fee of $400.00.
b. Utility overages above $150.00/month ( usually between $100-$200/month depending on your usage)
c. Damage/missing items/repairs/extra cleaning charges as detailed in the lease.
14. The security deposit is returned between 30-60 days after the end of the lease because most of the utilities don’t send accounts until half way through the month. The security deposit escrow check is sent to the forwarding address you provide together with an itemized account for all deductions made.
